Our aim is to find you the perfect property that suits your requirements with minimum hassle and cost.

We are concerned about the well being of our tenants and as such we do not offer ‘Tenant Find Service’. A ‘Tenant Find Service’ is where letting agents find tenants for landlords, get paid for the service then leaves the tenants to chase their landlords for repairs and maintenance of the property. Rather, as managing agent, we use our skill, knowledge and industry contacts to make sure your home is well maintained throughout your tenancy.

When you live in a sMighty Home, you will be dealing with a “professional landlord” who is always available to deal with any repair or maintenance issue should they arise.

Smart Tenants:

We do not see tenants as the lesser partner in the landlord/tenant relationship, rather we value and treat them with care and respect.

Under our Smart Tenant Scheme, we offer 1% Cash-back of total rent paid at the end of the tenancy or upon renewal to tenants who pay their rent as and when due and look after ‘our property’ responsibly as if it were their own.

Please note that late payment of rent or damage to property that is not consistent with normal wear and tear will disqualify you from the Smart Tenant Cash-back for the tenancy period.

Deposit Replacement Warranty For Tenants

We offer this warranty to reduce moving in costs for tenants. It allows you to move into a property at a fraction of the normal cost. Deposit Replacement Warranty stands as a limited guarantor for you for the whole of the tenancy, including any renewals or extensions to the tenancy period.

Finding a property

To live in a sMighty Home, the first step is to contact us to provide brief details about yourself and about the accommodation you require. We then search our database for suitable properties for you to view. If not urgent, we log your details so that we can contact you as suitable properties become available.

It is wise to start looking about a month before you wish to move, as nicer properties are viewed and reserved quickly. Our tenancies are granted for a minimum term of 6 months, which may be renewed if all parties are in agreement.

– All our properties are Gas Safe certificated, and inspected for electrical safety, and furniture fire safety

-All Tenancy Deposits (bonds) are lodged with Deposit Protection Service (DPS) in accordance with the Deposit Protection Regulations.


Viewings will be arranged at times that suit you, including evenings and weekends. You will be met at the property to be viewed by a member of staff, who can give advice and answer any questions you may have.

Management Fees

Upon reserving a property, applicants will be required to pay a one-off Management Fee as follows:

First or Main applicant: £245. Subsequent applicants over the age of 18 and/or any guarantor: £120.

Our Management Fee covers the cost of:

  • Obtaining references and credit checks
  • Administration.
  • Drawing up tenancy agreement
  • Check-in formalities
  • Renewal of tenancy agreement
  • Check-out inspection

Please note we do not charge VAT and our agency fee is non-refundable.

Holding Deposit:

In addition to the one-off agency fee, you will be required to pay a Holding Deposit (aka Reservation Deposit). This is usually a minimum of £100. Providing the tenancy goes ahead, this will be deducted from the first month rent and the tenancy deposit, which are due before you move in (see below).
In the event that the landlord declines to grant the tenancy, the holding deposit will be refunded to you in full.
However, the holding deposit will be non-refundable if you decide not to proceed for any reason, or if you provide incomplete or inaccurate information in your application.


We will require satisfactory references from your employer or college, (if a student) a previous or current landlord and a credit reference report.

Where we are not able to get satisfactory references, we will require a personal reference and a guarantor with satisfactory reference. We use the services of an independent referencing company to obtain and evaluate these references.


Rents are normally quoted in calendar month, and payable monthly in advance. The tenant is usually also responsible for Council Tax, Water Rates, Gas, Electricity and Telephone bills. Monthly rents are payable by bank standing order to our company bank account.


A security deposit of one month’s rent will normally be required. If you are going to keep pet/s in the property, we will require an additional one month’s rent.

Your deposit will be lodged with Deposit Protection Services (DPS) in accordance with the Tenancy Deposit Protection regulations and you will be provided with the appropriate prescribed information about the scheme we used. Deposit is held to cover damage, breakages, and any other liabilities under the terms of your tenancy agreement.

Please note that under no circumstances can deposit be used by the tenant to cover rent.
