(1) Holding Deposit:
After viewing and you decide to rent the flat so you can buy it later, you will be required to pay £200 Holding Deposit to reserve the flat while references and credit checks are carried out on all adults that will live in the flat. On obtaining satisfactory references and checks, the £200 Holding Deposit (less £20 referencing fee per applicant) will be treated as part of the first month rent. However, if the reference or credit report are unsatisfactory, your money will be refunded to you less £20 per applicant, being the cost of carrying out credit check and referencing.
(2) First Month Rent:
You will be required to pay £675 balance of your first month rent of £875 in advance before moving in.
(3) Initial Down payment:
In addition to your first month rent, you will be required to pay £1,500 as Initial Down Payment for the flat before moving in. Down payment covers the cost of fixing the rent and purchase price till October 2019. It goes 100% towards the purchase price of your home.
Final Down Payment:
Within three months of moving in, you will be required to pay the final Down Payment of £1,500, to make up a total £3,000 Down Payment in order to get the Rent-to-Buy Option Agreement that gives you the right to buy your home at the fixed price. Without the Rent-to-Buy Option Agreement, you are an ordinary tenant with no right to buy the flat.
